INTRODUCTION
Iskandar Puteri is Johor's flagship new city — the state administrative capital (Kota Iskandar), the home of EduCity's university cluster, Medini's business district, Puteri Harbour and the Legoland resort — and, increasingly, the state's fastest-moving industrial land market. The city runs from Skudai in the north to Tanjung Pelepas in the south, and its industrial gravity sits in the Gelang Patah corridor: the strip of estates along the Second Link Expressway that connects directly to Tuas in Singapore and, ten minutes down the road, to Port of Tanjung Pelepas (PTP), one of the world's top-20 container ports. Iskandar Puteri achieved city status in November 2017 and has since been Johor's fastest-growing municipality by population and investment inflow alike.
The corridor's estates read like a who's who of Malaysian industrial development. SiLC (Southern Industrial and Logistics Clusters) pairs UEM Sunrise land with AME Elite's fully sold i-Park @ SiLC; i-TechValley, AME's 170-acre gated park, recently drew RM220.8 million of CapitaLand Malaysia Trust investment for five build-to-suit facilities; EduCity's university cluster — Newcastle Medicine Malaysia, Southampton Malaysia and Reading Malaysia campuses — feeds a steady pipeline of engineering and life-science graduates into the parks beside it; and Nusajaya Tech Park on the Tanjung Kupang road hosts the GDS DayOne campus and the wider AWS-backed hyperscale cluster. Medini anchors the JS-SEZ Global Services Hub proposition, while the JS-SEZ Tanjung Pelepas flagship zone targets smart logistics with a 100% investment tax allowance for qualifying complexes.
For land buyers, Iskandar Puteri is the premium market: freehold titles are common, zoning is clean, and the location logic is unarguable — 10 minutes to PTP, 15 minutes to Singapore, 20 minutes to Senai airport and JB city centre. You pay a premium over Kulai or Pasir Gudang, but you buy the tightest industrial land supply in Johor and the city with the clearest growth narrative in the state. Current listings run from single-acre serviced plots to 50-acre port-side blocks, covering everything from build-to-suit factories to mega-warehouses.
WHY ISKANDAR PUTERI
- PTP at your doorstep — the world's top-20 container port is 10 minutes from the Gelang Patah estates, the only industrial corridor in Malaysia with a major port this close.
- Singapore adjacency — 15 minutes to Tuas via the Second Link puts the city in the same commuting loop as Singapore's western industrial zone.
- JS-SEZ flagship coverage — the Tanjung Pelepas flagship zone offers a 100% investment tax allowance for qualifying smart-logistics complexes, and Medini anchors the Global Services Hub.
- Freehold with clean zoning — SiLC, i-TechValley and Nusajaya Tech Park parcels are predominantly freehold with industrial zoning already approved — a rare combination in Johor.
- Data-centre critical mass — Nusajaya Tech Park and the AWS/GDS cluster make Iskandar Puteri one of Southeast Asia's leading hyperscale locations, underpinning land values.
- Complete city ecosystem — EduCity, Kota Iskandar, Puteri Harbour and Legoland mean industrial land here sits under residential, commercial and institutional demand, not just factory demand.
KEY LOCATIONS
Gelang Patah industrial corridor — the heart of the market
Estates strung along the Second Link Expressway, including Nusajaya Tech Park and Nusajaya 2 Industrial Park near Tanjung Kupang. Converted medium-industrial parcels fronting main roads with water and electricity attached appear regularly — current listings cite freehold land from around RM90 psf — with data-centre activity (GDS, ZDATA and the AWS cluster) reshaping demand at the southern end. Land immediately fronting the expressway commands the corridor's highest per-sq-ft rates, while interior lots a few hundred metres back trade at a visible discount for patient buyers.
SiLC — Southern Industrial and Logistics Clusters
UEM Sunrise's master-planned industrial park, anchored by AME Elite's fully sold i-Park @ SiLC (completed 2013) and extended by adjacent UEM and AME land still in development. Clean freehold industrial plots, gated management and modern specifications make SiLC the address of choice for multinational build-to-suit occupiers in the western corridor.
i-TechValley — AME Elite's 170-acre gated park
Johor's benchmark managed industrial park: high floor loading, generous ceiling heights and dock-leveller loading bays, with the RM220.8 million CLMT forward purchase of five facilities (17 acres) confirming institutional demand. Best suited to advanced manufacturing, regional logistics and technology users who want move-in-ready infrastructure rather than raw land.
Tanjung Pelepas / Tanjung Kupang fringe — the port-adjacent zone
Bulk industrial and logistics land around PTP itself, targeted by the JS-SEZ smart-logistics incentives and the 100% investment tax allowance for qualifying warehouse complexes. Parcels are large-format and mostly undeveloped, but strategically irreplaceable — the land bank of choice for port-support industries and mega-warehouse developers.
BUYER'S CHECKLIST
- Land use and council — confirm the express condition and MBIP (Iskandar Puteri City Council) approval status; some Tanjung Kupang parcels fall under state or port-authority jurisdiction — verify early.
- Tenure — most marketed land is freehold, but confirm title history and any caveats; premium titles here justify their price on scarcity alone.
- Zoning and conversion — Gelang Patah parcels are often marketed as “converted” medium-industrial; verify the conversion was completed on the title (not merely applied for) and that the premium was settled.
- Power and water — the data-centre buildout is absorbing substation capacity; file a TNB supply-detail enquiry and confirm water trunk-line access for your plot before committing.
- Access and trucking — confirm frontage and turning capacity for 40 ft containers, and model the Second Link toll economics if your operation runs daily cross-border trips.
- Foreign ownership — foreign companies need Johor State Authority consent and, within 25 km of the border (most of this city), EPU clearance — plan 3–6 months of approvals into your timeline.
