INTRODUCTION

Iskandar Puteri, Johor's second city, is the western anchor of Iskandar Malaysia — the state's most deliberate attempt at a modern gateway metropolis. Formerly known as Nusajaya, it was carved out of the southwest coast and rebranded in the mid-2010s as the administrative and lifestyle capital of the conurbation. Today the city hosts the Johor state government centre at Kota Iskandar, the Medini CBD, the EduCity education cluster and Legoland Malaysia, all strung along the corridor that leads to the Malaysia–Singapore Second Link at Tanjung Kupang.

For buyers of residential land, Iskandar Puteri offers two very different markets in one location. Inside the urban core — Medini, Puteri Harbour, Kota Ilmu — developable plots are scarce and mostly attached to master-planned mixed developments, often on 99-year leasehold tenure. On the fringe — Sunway Iskandar, the Jalan Gelang Patah corridor and the coastal belt toward Forest City — freehold residential lots are still available at prices that undercut Johor Bahru's city suburbs by a wide margin.

The supply picture matters as much as the vision. Developer townships release residential parcels in phases, but the value opportunities tend to sit in the individual freehold lots that surface in the kampung pockets off Jalan Gelang Patah and the side roads around the Persiaran Medini loop. The Johor–Singapore Special Economic Zone (JS-SEZ) agreement signed in early 2025 and the RTS Link, targeted to open for passenger service at the end of 2026, have made this corridor the most-watched land market in southern Malaysia.

WHY ISKANDAR PUTERI

  • Gateway to Singapore via the Second Link — the Tuas Checkpoint is roughly 16km from central Iskandar Puteri, and Gelang Patah's Tuas Link MRT interchange is about 19km away, giving cross-border commuters a genuinely workable daily route.
  • An education cluster with international pull — EduCity hosts Newcastle University Medicine Malaysia, University of Reading Malaysia and University of Southampton Malaysia, plus Marlborough College Malaysia, anchoring long-stay expatriate families in the surrounding residential belt.
  • JS-SEZ momentum — the Johor–Singapore Special Economic Zone, formalised in January 2025, targets 20,000 high-skilled jobs and billions in new investment across Iskandar Malaysia, with Iskandar Puteri at the centre of the growth map.
  • RTS Link spillover — when the Bukit Chagar–Woodlands North line opens at the end of 2026, the 4km rail link will relieve Causeway congestion and push residential demand west along the coast, where Iskandar Puteri holds the land to absorb it.
  • Tourism and retail gravity — Legoland Malaysia, the Sunway Big Box retail park with its IKEA anchor, and Puteri Harbour's marina and ferry terminal draw visitors and staff who need homes nearby.
  • State administration anchor — Kota Iskandar houses the Johor state government centre, and the civil servants, contractors and support businesses attached to it form a dependable local tenant base that keeps rental demand ticking through quiet seasons.
  • Tenure choices that suit different budgets — 99-year leasehold plots inside the urban core carry lower entry prices, while freehold lots on the Gelang Patah fringe offer long-term land banking at far lower per-square-foot costs.

KEY LOCATIONS

Medini & the Urban Core

The flagship CBD of Iskandar Malaysia, Medini sits within a 10-minute drive of Legoland and hosts the Mall of Medini, Gleneagles Medini Hospital and a growing office population. Residential land here is mostly allocated within mixed-use developments on 99-year tenure, prized for rental income from professionals and expatriates who work in the city. Supply is tightly controlled by the master developer, so parcels surface rarely and hold their value.

EduCity & Kota Ilmu

This education enclave brings thousands of students, lecturers and international-school parents to the neighbourhood. Land in the surrounding residential belt is sought for student housing and family homes, with rental demand that barely dips during school holidays. Lots close to the campus ring road are the strongest performers, while slightly further out the same plots trade at noticeably softer prices.

Puteri Harbour & Kota Iskandar

The waterfront precinct around Puteri Harbour's marina and the Johor state government centre at Kota Iskandar offers some of the city's most desirable residential plots. Expect higher prices and planning controls that protect the resort character of the area. The ferry terminal and waterfront restaurants also make this pocket the natural choice for buyers who want a coastal lifestyle without leaving the city grid.

Sunway Iskandar & the Gelang Patah Fringe

Moving west, freehold township land around Sunway Iskandar and along Jalan Gelang Patah is where buyers find larger lots at significantly lower prices per square foot. The Second Link and Forest City's special financial zone sit within easy reach, and the corridor is where most of the next decade's township launches are expected to land.

BUYER'S CHECKLIST

  • Tenure and master-plan zoning — confirm whether the plot is freehold or 99-year leasehold and check its planned land use under the local authority's gazetted plan before committing.
  • Access and frontage — verify that the lot fronts a public road or has a registered access agreement, and check for road-reserve lines that could eat into the usable area.
  • Utility reach — confirm water and electricity supply points, especially for plots in the coastal and estate fringe where connection costs can be significant.
  • Developer and title history — for developer plots, ask for planning permission, subdivision and title documentation; for individual lots, run a title search to confirm there are no encumbrances.
  • Foreign ownership rules — non-Malaysian buyers need state approval for residential land in Johor; check current thresholds and whether any JS-SEZ incentives apply to your purchase.
  • Drainage and soil profile — parts of the coastal belt are reclaimed or low-lying, so check flood history and drainage plans before building.
